I recommend that you run test ads in the major paper and on Craigslist at your desired monthly lot rent to determine if there’s interest.

When measured against income, DC is one of the most affordable major housing markets in the country, with housing trading at roughly 4-4.5 times the income.

It is stupid because you get what you get and these houses may be retail quality, but likely are foreclosure quality, needing lots of repairs.I did not have entrance to either house prior to purchase.First house I knew has condition issues inside, and major roof issues. 

The unit is basically open finished space if a tenant wanted to create a salon or make other major modifications, who would be expected to pay for the modifications.Thanks in advance for the thought leadership. 

This appears to be a huge CapEx cost on top of the other major mechanical components of the house.
