Very very rarely these days does an agent double dip with all of the agency representation rules.  

I don't look at credit score only concern with them not having recent evictions within the past 5 years and they don't have utilities in collection agency.

By trade I have been an insurance agent for about the last 8 year in which I have owned my own agency the last 6.

Please keep in mind that agents often have buyers wanting them to drop everything to show them properties but aren’t willing to take the time to meet with the agent, discuss their needs, sign a buyers agency agreement, etc.  

Depending on the type of work to be performed ask your contractor if they are willing to let an employee that moonlight your project after hours or on the weekend that could get to it sooner.Depending on your market and work to be performed there is service called tradesman international it is essentially a temp agency for skilled trades people.

In the state of Montana , a renter fell behind on rent due to job loss.The landlord sent them a letter saying they had 3 days to move out.The tenants were trying to get help through some government agency..On the 5th day the landlord changed the locks and locked the tenants out of the place while they were gone.Is this legal to do?

Maybe check one of the other STR agencies.
