We are purchasing an undeveloped lot next to an existing home and need to custom build a lake house that will be an AirBnB. 

Is there a way to add a bathroom via repurpising existing space or doing an addition?

I know it is hard to find good long term rental deals here, but with some creativity and work, they still exist.

Coincidentally, I waived 15k above appraisal to seal the deal.This creates a situation where- only because the roof and the clerical error are equal - an option exists for me to “accept” the lower appraisal, skip the roof replacement and close at the appraised price (happens to be original list price).

Don’t know if we have a housing shortage or if this is going to hurt existing landlords with SFH and small multis.

The lot has an existing foundation.

I know I had a pre-existing relationship with these folks, however, the important underlying lesson is that forming and maintaining trustworthy relationships is extremely important.
