I did some of the work myself on my first few flips (mostly the demo stuff and other easy misc. items) and left the skilled labor to others.

That item is the big sticking point for me, I suppose because to be honest, I see a less than 50% chance that she and I are going to be a permanent personal couple. 

Because tenant has both of these items incorrect, I highly suspect 1) he did not talk to a lawyer 2) he did not even take 10 minutes to research the items.  

This is in reference to one particular item of rehab.

Yes, as an agent I am trained to keep in contact with potential clients. 

We have a total rent due, with rent and utilities as separate line items equaling the total in that property.I agree with what other posters have said-best to have tenants pay for their usage.
