@Angelo Mart,and all others who shared me your suggestions, I want to give you another tip,based on my screening I required them to pay 2 months security deposit and they did pay. which is if i need to file eviction I can do it at any time and  i am safe interns of money.

They definitely have some nice features like electronic payment and statements.

If it helps I can tell you what I charge my own properties internally for accounting when it comes to property management:When there is no onsite manager (thus managed by someone in our main HQ), I charge 6% to the management armWhen there IS an onsite manager, the property pays that salary directly plus 4% to the management armDoing this makes it so my management company about breaks even (it doesn't matter if my management arm makes or loses a ton, if they make a ton it just means I overcharged my own properties.  

I'm earning 70k via W2 at my primary job- a large international logistics company, about 18k at a second job I've had for years at a small business, and prob another 12-15k via 1099 for side consulting work I do.

(Do they offer a CRM, online trainings, transaction coordinators, electronic documents/systems, etc)-what fees/splits are associated with the brokerage and do those fees apply if you are buying/selling your own deals?

Maybe you can intern with them for free.  

In the advertising online it says rent is collected electronically online through erentpayment....when they inquire i let them know this....when they come see the place I tell them this as well so that none of it is a surprise.

The turnkey method is a very good option for investors who work a full-time job, don’t have a lot of time on their hands to rehab and do a full renovation and are looking to invest OOS or even internationally.

We've placed awful looking risks with small international carriers.
