- my only insurance claim in 28 years of car/home policies was for a windshield (road damaged) 10+ years agoI now realize it is likely for my State Farm policy premium to increase and after having read all sorts of horror stories online, I guess worst case scenario would be State Farm cancelling or not renewing my policy at which point I'd be at the mercy of high risk/$ options. 

They claim to be able to increase your chances of getting approved for a loan or line of credit.

I think you're right to look at finding something related to RE so that whatever your side hustle is, gets you closer to your ultimate goal of increasing your proficiency in RE.One thing that I have seen as a good option for those of us with 9-5 jobs is to make cold calls for wholesalers or other Investors.

@Ronald Rohde: Either I was misunderstood or didn't explain myself well enough when I said 'flat concrete roof' - I don't mean a true flat roof, I only meant instead of the curved concrete tiles (used to be clay originally) that characterize the Mediterranean style, which would not be in line with the styles prevalent in Texas, and I meant that possibly they could make roof tiles flat instead of curved, therefore look similar to composition but last much longer. 

This year it will cash flow at 1.1% because of early PMI drop + rent increase to market.

Putting polish on a t**d will not likely increase it's value.

Buy with hard money at an increased rate, refi with a traditional in 6mo to a year.

If they can't qualify with three, they sure as hell can't handle it with just two.When three or more unrelated people rent together, it is an increased risk.

I would be careful raising rents that high that quick, $100 may not seem like a lot however at the current rent it is almost 20% more. the property might need 4 new tenants if they cant afford a 20% instant price increase.

That way if the appraisal comes in low you have negotiation room but if it comes in high they can't increase the price.
