I have been doing the A B C in my purchase contracts for longer than I can remember.. starting in the late 70s  .A  CashB  cash and seller financeC  cash and 3rd party loan.D  Sub too.. but for me I would not buy sub too unless it had substantial equity I always wanted room in the deal no matter how I bought it..

All that is required is written notice of your potentials but we strongly encourage that you have your new property actually under contract during that time to mitigate some of that risk.It's even perfectly fine to have the new property under contract before the old property closes.

Rachel Imhof Wow, so thorough and so great post, I could not agree more with #4, we have government contracts and when you say “we remodel government buildings” the usual reaction will say “oh that’s good money right there”, it is not, we spend efforts and spending a ton of time and money before and after a contract, chasing them and failed bids, then government tells you how much to pay workers, then there’s always that oops factor.

The more I study real estate, the more I feel that my architecture degree isn't helping me much, I'm not being taught to sell, negotiate, read/understand contracts, understand clients or anything much beyond the actual design of architecture.
