Bathroom Cleaning - The shared bathroom is to be kept clean and tidy, if any water spills on the ground, dry it up immediately.

The ONLY reason I'd take the loan is to save some "dry powder" for my next purchase as I'd like to get 2-3 more properties in the next few years.

The class it self is normal very dry, but online teaches you to pass a test, in person you get stories to understand why the rules are they way they are.  

At closing there was about 2" of water in the basement, and today it's dry, so that step is complete.If you have contractors coming to look at it, I'd be wary of any remedies that don't FIRST address the causes; drainage, grading, runoff, etc.
