I also have my preferred sources of education that I have invested in and can vouch for.Just remember the difference between a novice investor and a skilled investor; novices investors find deals, but smart investors not only find deals but can also create deals.

My main goal is to make investing in real estate my primary source of income.

Bigger Pockets has been an excellent education source for us.  

@David McEwanI would secure financing prior to shopping, however just ran into a deal where I was 'Preapproved" for financing, signed a contract & was sidelined due to a garage apartment & forced to seek cash from another source.

BTW:  the seller isn't your source for cash flow information.  

There is also some good Section 8 opportunities.Dont expect much or any appreciation on the home, mainly just a source of cash flow.

If I were to generate a list of leads using list source (Or if you have better recommendations) why am I targeting people with +80% in equity.

What is a good source for learning to do this?

I just had a house where a breaker popped and the electrician figured he would be able to find the source pretty easily, but it was 3 days and $1600 later.

I am looking to do my first flip in NC and have a source for wholesale properties.
