For every hour you spend swinging hammers you could be working at your day job making X dollars or putting that time into finding more deals and raising money.

You play golf?  

And be assured it swings both ways going forward....

All of this debt added on top of my student loan debt makes me curious as to how my credit score may react, and how difficult it may be to swing my next deal.

I hope they lose their shirts holding onto properties over the next few years, but soon there will be a pendulum swing to the other side and this buyers market will flush out the pigs.

I'm currently a maintenance tech at an apartment complex but have also done sales/bidding for a foundation, waterproofing, and crawlspace company, and worked on golf courses for about 10 years.I have a bachelors in horticulture and an associates in business administration. 

That said, if the upside potential is that large, and you can swing the carrying/holding costs, go for it if there is no other avenue available.

If you can swing a work at home scenario, then your location options really expand.
