Don't go there.Backsplash was mentioned, functional and fashionable but not 100% necessary. 

In a year if the market changes and I need to find a new tenant I will do the necessary repairs that it would need since money is tight and I need to budget for other functional things in the property.

I think the site needs both new users and experienced users to function properly.
