I do a couple of things to find properties that work: I use Census data to confirm my research into LA submarkets; when you're househacking, you want to live where you want to live, but it's good to have data backing your hunch as to what neighborhoods are appreciating faster.

The rates on a portfolio loan depend on the size and quality of your asset package, the bank can make them to whatever they want.If you have a package over one million of quality assets you should be able to get rates around 4% fixed for 7 to 10 years and amortized over 25, which is not bad, because your principal pay down is faster.

If you let your tenants pay down the mortgage, you can save the money you would be paying (to pay it down faster or with the shorter term) and use it to buy another rental.
