It's for sale for in NJ for $535,000 and has a brand new 2 year lease at $3,300/month. 

He's on a month to month lease and since i have taken over the house he has not signed a new lease with me.   

Anyway, I had a tenant whose lease ended yesterday, July 31 (they paid their full July rent). 

Buy I am interested in pulling the initial investment out in 2 years.I am thinking of Lease Option possibly too

In addition, look in Attleboro.Acquisition prices are lower, and so are the rents - but I frequently see MFRs that meet the 1% and even 2% rule.Check the crime heat maps on Trulia to get a feel for the neighborhoods.BTW, New Bedford has done a really nice job cleaning up the waterfront. 

A Property manager might be more difficult to find because you are renting by the room and presumably have different leases with each tenant.

I have an office space that I'm preparing to lease out.

I am also currently looking for a 2 family in NJ (where I live) and I am hoping to move out before my lease is up on Feburary 2019.
