But while evictions have many similarities throughout the country, scrupulously following local law and procedure is the key to getting through the process with as little pain as possible. You will probably want to also find and consult a local real estate attorney who does evictions on the process, especially this first time, especially if you suspect you're going to be doing this multiple times in the future.I can't answer your first specific question better than that.

I've been searching for rental properties in Columbus for months, but I've noticed that it's extremely difficult to find a property that's profitable with high interest rates and already significantly increased property prices.

Get a lender, enter into contract, close escrow, enjoy your new home. if you have less than 30 days, you would need the seller's cooperation to contact the foreclosing entity to see if they will postpone to give you time to close the deal. it's not guaranteed and the lender is under no obligation to do so but if everyone wins (seller sells, lender gets paid off in full, you get a home), most lenders will provide a small window of time to get it done.

Most real estate seminars tend to be pep rally sessions to motivate individuals using various psychological techniques more than providing information and insights based on research that you can't find elsewhere. What seminars have you attended where it did not feel like blowing smoke up your glass?

I could also leave a unit within the multifamily property vacant when I am abroad to use for storage if needed, to better help solidify the "primary residence" requirement. This is a pretty specific question, so I haven't been able to find any previous posts on it or any helpful literature online.
