I'm a 34 year old financial analyst from a very large corporation so i'm incredibility comfortable with numbers, analysis, and 95% of general accounting (I still use a CPA for my own real estate properties, but that's mostly to have an expert who's up to date on all the laws go over my numbers).

I want to achieve financial freedom and I need to get to the next level somehow. 

I would put it on the tenant, mainly because for financial purposes they will have to take over those payments once the house is theirs anyways.That being said I know my HOA does not allow transfer of fees to a tenant so I have to pay myself every month.

My belief of financial freedom always centered on things like vacations, making my own schedule, and so on, but this helped me realize that the financial security for family is provided by wealth not the rich guy treadmill.

I purchased my 1st duplex almost 2 years ago and in that time I’ve had some financial issues that wiped most of my savings.

You are able to sue in a civil court, but you were not there and your only version of the story is from your tenant who is hooking up and pulling her house out of there. 

Having an analytical background and working in the financial industry is a good start

My husband worked at legal aid until just recently and spent a lot of time in eviction court while he was there.

I am super excited for this opportunity to start my road to financial freedom and I know this opportunity is a way to start down that road.

Is it too late to go after her(previous owner) in court?
