Crosschecking with Zillow I found this to be fairly accurate (I was seeing rents between $1,400 and $1,800.)Assuming I were to invest in this property, I would rent it out for $1,690.

It's best to negotiate directly with a seller, because the solution of an owner financed transaction requires a fair amount of motivation, and you wouldn't be able to offer a solution to the seller if you can't talk to them directly about how your solution will solve their problems.

@John Arendsen, if I understand your posting, you're looking to invest in crowdfunding sites, but not as a typical investor but as someone who sits on the board.There are about 20 sites that I would consider to be investment quality, and the remaining 80+ are fairly poor for one reason or another (in sufficient volume, none of experience, poor investor protection, etc.).

I'm not super familiar with how the VA/lender will consider your rental income, but I'm fairly positive it is able to be considered as income for qualification purposes, but there may be an asterisk there.
