Talk to the person who sold you the deal initially to see if they have a recommendation for a lender (local bank, credit union, DSCR guy, or Hard Money).   

I doubt this goes very far with a DSCR, which will have non-govt money backing it.

It may be a good idea to have some face to face conversations if possible before you spend any money on deals. 

. $600/yr in taxes seems like a low amount for a developer to not want to pay in order to acquire an extra plot of land that would enhance their space lol. 

Any advice on how to make your first purchase with little money down is accepted. 

It's extra money again, but more likely to last longer than Formica.

Not 2021-2022 money but more like 2019 money. 

My only worry is will they all be worth the amount of rehab that will be needed and will they even increase in value enough to make this deal even be worth the time is could take and money.
