Double Declining Balance isn't a valid method for the building itself, but it is a valid method to be used if you're doing extensive cost segregation on the components.

The benefit of building a relationship with a good commercial broker is that these guys usually have an extensive database of properties, with notes on each such as "Owner of 123 Main St plans to consider offers in 2018".
