I have extensive experience in MA and in FL. 

It does not seem to be extensive; maybe 15% of the property.  

If that matches your tenant profile, then you should consider pay day rent collections.

So far me and my brother are there every two weeks collecting cash rent payment. just looking to see what are the resources other landlords using to collect rent payments. chase quick pay?

Since I don't have a bunch experience, I usually do extensive research and just let the numbers talk.

Make sure you collect security deposits and last month rent from the seller.

I have pretty extensive relationships with the brokerage community there and they push me about 5 to 10 properties per day to look at. 

When I bought the property, there was no mention that the last month's was already collected.
