Probably not enough to justify looking for the Sec121 exclusion, especially at ~$155k.Really depends on the rest of your financials.

Yes, see Section 121 exclusion which lets you exclude $250,000 per person, $500,000 per couple.

Obviously don't go in blind and with no game plan, but if your numbers/gameplan is realistic and achievable, sometimes its just getting your feet in the door is what matters most.That being said, cash flow and appreciation don't have to be mutually exclusive.
