With a STR you potentially can be looking at nice bonus appreciation that starts to step down in 2023, so bonus if you can take advantage of that.I guess the test question to him is to find out if he thinks cost seg study would be appropriate....and what cost/benefit would be.

But, I believe the new now phasing out bonus deduction will let you bring that deduction in for this year.So main question is will you provide “hotel like services” for your str to call it active….

If they are willing to do repairs like replace faucets, rod out the sewer line, touch up the paint, etc. that is a huge bonus. 

And it would be a added bonus if they have experience with dealing with startup stock options, another thing complicating my taxes.

Has anyone recently taken advantage of 100% bonus depreciation through a cost seg study to avoid having to do a 1031 on a large commercial property ($1MM+)?

I have clients and colleagues that recently told that LA is offering a bonus $1000 for placing section 8 tenants, likely an incentive to compete against cash tenants. 

There will probably be quite a bit of bonus depreciation as the cost seg will allow the syndication to do that. 

I pay a small draw weekly in addition to a bonus structure in place to align incentives such as $100 lease up bonus, etc.Finally a word of caution - there are some multifamily properties that simply have no chance of ever cash flowing no matter what you do to them.
