DIL when done right also requires a current appraisal, legal expenses, etc.I have what you might call an emergency, break glass type of arrangement.The original purchase agreement needs to identify exactly what constitutes a buyer default at which point upon notice of default being given the duly appointed attorney-in-fact for the purchaser conveys the property back to the seller.

Using that 100k for a 75k DP on a 300k property, 8k for closing costs, and having the 15-20k in reserves for emergency repairs is a good place to start.

This is an emerging trend, as many young people still exercise the dream of their parents and move south.Affordability will curb the growth in some markets on the west coast and in the south to smaller gains; it seems very possible that we will see a trend change in which markets will grow the fastest over the next decade.

When we looked at what we would want as an emergency fund for ourselves and then separate funds for each property we held as a rental, the numbers were so large that it didn't make sense to even try because it would be years.
