I think I made a mistake in tenant screening, but can get better quality tenants in the property. 

You might want to consider that to eliminate your water bill. 

The only good way to eliminate noise is to eliminate the echo chambers and direct connections that transfer noise.

If you are actively aiming to pay those off before they adjust or balloon, because you have a plan in place to eliminate the loans via debt-snowball, or have a high salary to pay them off, well, the benefits of ARMs and balloons may be worth it to you. 

I didn't verify that my accounts had been deactivated like I should have, so I got a bill for water about a month and a half into their occupancy.We let them know about the mistake, they were happy to switch it over.  

Correcting my mistakes is the only way I can improve.

Thanks James and Percy , I just withdrew my offer on the property earlier, and thanks to your suggestions I think I saved myself from making a big mistake on my first flip.

Ill get him started on BP as well.. always great to get useful info from here.. can save u a lot of mistakes and dollars =)

I suspect this trend may end when they realize the mistakes they may have made.
