@Andrew Graziano I usually just ask if they have considered the benefits of owner financing the property.In my opinion its not efficient to try to convince people to use owner financing, you need to target a specific seller who will most likely be open to it.

That included frequent communications, reviewing the quarterly financials if desired.

I've lived here for a couple of years, so I know a little about the city, but don't know where to find good deals, or how to quickly weed out properties that won't cash flow.Would like to meet those who know how to efficiently find deals and/or rehab properties for a fixed (guaranteed) cost.

In the past, I have employed them through recommendation from my acquaintance or neighbors or just through yelp but the current tenant is a little bit "sensitive" (paying rent timely and not trashing the place so no big deal so far) and has repelled many of the repairmen that I have used in the past as "unprofessional" (they can definitely get the job done/fix the problem but the tenant will dispute with them for e.g. being late, not good at communication, or "cutting corners").

Text should be reserved for non critical communication, not fixing a significant error like this.

they have very limited resources. communication is going to be a nightmare. they almost never pick up your phone, not reply your email no matter how urgent the issue.
