If your going to start a fund, your going to need a SEC attorney to draft all your documents, your talking upwards of $30,000.00, but if your lucky and can keep it cut and dry without burning hours talking Q&A with the attornies, you can sometimes manage to get it done for 10k.

I would have simply told them that the door must be left open so that it can air-dry and/or they need to wipe dry the gasket seal around the door.Your PM really isn't that great.

The buyer knows very little cash flow to start BUT they are hoping for interest rates to fall in 18 to 24 months when election gets closer and 1031 out to another property or refi with rental increases and make a bigger spread between debt and cap rate.Most brokers including myself feel more February to March of next year more of the 1031 money will dry up leaving all cash buyers or regular buyers using debt in the market.

What i havent mentioned is the tenant and her kids have  been a nuisance for some months now so them leaving isn't necessarily a bad thing, but i don't want to be left high and dry.
