Plus realtors are not apprisers, and theres no document i could see holding up in court if you didnt sell in 90 days to get the agent to pay your fees with another agent.

Read, farm an area, study tax sales properties, spend some time at rent court, subscribe to your local legal newspaper  -- great place to find leads, people with back taxes, foreclosure, tax sale redemption notices and much more.Charles

I don't tell you you're wasting your time and money chasing cashflow, but why is everyone so quick and certain to declare appreciation investment is insane?

Drama is way down, and I haven't had to go to court for an eviction.Cash flow continues to be elusive, but that is by plan.  

After taking an introductory course, I found general finance to be far more interesting than my t-shirt selling classmates & declared finance as my minor.

I was at a meetup last night for the largest turnkey operator in Indianapolis and he usually buys from the court house but he said his best deals always come from wholesalers, he was begging them for more properties. 

There are easier tenants to deal with and although I am not providing legal advice I think that his claims of unfairness would be indefensible in a court of law as long as you have those instances well documented.

This is not a situation where the trailer could be considered necessary for medical or emotional well-being purposes (or at least I don't think that argument would ever hold up in court, however I am not a lawyer).

I had a client from Oregon who followed me to Atlanta when I was buying court house steps there in 2012 and just killing it.. he did the same he bought 40 or 50 homes and in 2 years made a few million in equity like we did.. he then decides to go into MF.. and sends over this C class in Memphis.. which does not have all the city stuff but it has the same tenant mix.. it was half empty and he picked it up for 10k a door with the idea of putting in 10k a door for improvements then selling it for 40k a door..
