What's your process and requirements for screening tenants?

I'm in the process of starting a mastermind group for women/moms that will include families/kids. 

Find a company that can walk you through their process, has flexible spending options and no high-spend minimums.

Further subsequent improvements to the self-showing lockbox technology and data also allowed for deep pre-screening of residents while also streamlining 24/7 access to homes.

Also if anyone has any advice on where to learn more on the processes of buying and renting I would really appreciate any sources or programs I can complete to help myself.

So - my question - my current mortgage holder gave me two options to refi and remove my wife's name from the loan both keep the current 4.x% rate but one can be done within 45 days and the loan starts again at 30 years.The other option, an assumption process, takes 4-6 months, retains the 4.x% rate but keeps the life of the loan at the current 24 months.I'll be rolling a HELOC into the loan.My question is:  the longer term of 30 years will lower the monthly outlay a little bit and speed the process of getting my wife's name off the loan. 

I'm very familiar with self managing in terms of the tenant screening process, getting the tenant moved in, and maintenance etc issues during tenancy, but this will be the first time I'm trying to prepare for a tenant move out.
