I'm just starting out and I'm looking for some opinions from experienced investors -Q: I have $40k to invest (can pull out as a 401k loan), should I invest this now or wait a year when I'll have a total of $80k to invest with? 

In my opinion, the 'deals' are off-market, and require some creativity in order to justify, so I'd start looking there.

And that much, in my subjective but informed opinion, we do have.Likely worst case for landlords who own more than one unit and those units are not on triple net lease: You owe the taxes saved via having taken the Pass-Thru Deduction, you avoid penalties on those taxes, and owe interest on the taxes saved via having taken the deduction at a circa 4% APR.

I tend to be a little opinionated but none of this is meant to hurt you. 

In my opinion, that might work okay if you only have a handful of rentals and you don't mind bugging people for rents.

I'd much rather that large hot with 3 creams from McDonalds.My bet (and I reserve the right to be wrong) is that the most important ingredient in a gourmet shop is marketing.
