We rolled sod in early October last year and we only had to water it for a couple of weeks.

So I live near a small town that has a small community college, a Walmart, a Sheetz, and a couple other little places in it.

They will also tell you if you have a good deal or not.Another way, like @Chris Seventy mentioned is to find a joint venture partner, preferably one near you.  

After reading a couple investing books (Brandon's "How To Invest In Rental Property" and J's "The Book On Flipping Houses") I realize now that making house flipping my own business is no longer just a far fetched dream but it is in fact a reality!

I have a tenant whose 1 year lease will expire in a couple months.  

I do prefer the duplex idea but I have struggled to find them in areas that I would consider living in. 

I'm very familiar with the area I've done two projects in the last couple years there I've also lived there for about 15 years so I know the market pretty well.

Lastly a couple months of vacancy to cover if you loose your tenants.
