I am a licensed agent also, don’t know if that helps, but we have cash to cover the cost and debt, just trying to hear from anyone that  deals with these situations! 

I am nervous that starting eviction for nonpayment would drag out her leaving and end up costing me more money in the long run.

Getting started I wouldn't avoid single family homes, there are more of them, they cost less comparatively, and as Greg stated they are just less complex.
