The sink and countertops are totally functional, just a bit dated and some loud/odd color (purple) for the countertops.The hardwoods don't have any damage, but have a decent amount of wear.

Nor is it easy to install countertops or wall cabinets by yourself.You'll need a plumber to move the gas line.And permits.

So if you clean the carpets because the smell like dog piss or have to repaint because all the walls are scratched up on the first 2' you can have something saying they knew that was going to be a problem if they fight it.

It also looks like it was a typical sloped bulkhead as well judging by the  panel on the wall. 

They have put in a new dead bolt I will need to take out and repair the door and wall.

A tenant texted me and said the electrical outlets in her walls were making a "clicking noise."

The owner also said he would paint the walls, put new bedroom doors in and give me until August if I am serious.

Plus it might show their true colors; good or bad. 

I know that airbnb has a color-sorting algorithm for photos, preferring certain colors and images to others.What have you guys seen, or do you have any articles you've found from insiders with actual knowledge of the industry's tactics?

I take pictures of every wall, ceiling, floor, cabinets open and closed, front/back of doors, inside closets, appliances inside and out, windows inside and out, window blinds or curtains open and closed, etc. 30 minutes documenting your property before and after each tenancy can save you a lot of trouble and money.
