I think this goes w/o saying... but there are lots of people with various experience all over this site, so bear with me: if (anyone) thinks (s/he) is going to get Somerville rental rates, commercial rates, or ARV's in Lowell, (s/he) is gravely mistaken.

The way I could make this work is a 3 years I/O from the Seller, and make sure I am buying a property with undermarket rents and ability to force additional appreciation.

For me if a buyer approaches me directly w/o a realtor and wants to put in an offer on my listing I would refer them to another agent (and take a referral check, bonus!).

Most E&O policies do not cover agents if 20% or more of their deals are their own.

Did you get a U&O/Certificate from the previous owner showing its use as a 3 unit building?

I would contact the city first to see if they are going to require testing prior to issuing a permit or C/O because of the explosion.
