I find that the potential sellers are either too paranoid to find (they hide from everyone fearing their creditors) or emotionally divorced from the property....they have already made up their mind to default and there is no way to impress upon them that that's a horribly bad decision.Some of what I experience is unique to Texas and Texas rules however.

If you're tech savvy you can probably set up a WordPress site where they can fill out a simple form for basic screening, which will still require work but is more effective than responding to every single email.The other option is to list on the MLS, which will have agents bringing you their clients. 

If you are a realtor then purchasing power for your clients may shift a bit. 

Do not use the sellers attorney to do what is in YOUR best interest, your not their client.

going south I think its still strong market at 2 hours away.Stockton area is pretty rugged in tenant base i would be cautious there.a client of mine is doing quite well in Sacramento right now.

Typically you have to show dire difficulty or unique circumstances which warrant the change.
