I would set up for a contractor to do a scope of work with you or at least have an inspector walk the property.  

My lawn service, contractors and pest control guys tell me if pets or other shady activities are happening at the property.

But if anyone knows any good contractors for a minor concrete job in the back to repair some stairs and garden holding wall would be interested in that.

Looking at properties online (MLS, Auction Sites, etc), physically looking at properties in consideration, putting in offers, going to closings, meeting contractors, checking progress on projects, going to RE meets, going to RE seminars, driving time to these events and locations?

You don't wan to be out there spinning your wheels for no reason.As an investor, and investor's agent myself, I've found my biggest value add is being able to develop a fairly accurate scope of work for the investor when walking a property before having contractors out. 

You also may be required to use certified contractors to do the Rehab.  

They will know the best local lender, the best local property managers, contractors and all other ressources you need.

i am looking for general contractor in Kansas City area, any recommendation will be appreciated.

I initially put 30k into the house to try and remoIdel it, but with contractor issues the cost just became to much.
