@Patrick Fraire I'd counter at $330k + 1-year of rent for this friend with the contingency that the friend sign a lease agreement with you, which would basically be a pre-paid 1-year lease.

Basically you have two options.  1. 

Basically for us it worked out that if I sold the place, I would split the proceeds with her minus the overhead I’ve paid until that time).

There is a clause that basically says " any delays that are caused by the customer or any other contractor on the job resulting in loss of time or delays or damage will be billed as an additional cost to the customer at XXXX  $ per man hour plus materials .  

@Dan Handford Brokers have nothing to do with it, I only mention that because off market multi-family anywhere in Mecklenburg has probably been solicited for 6 years or more, interested sellers usually have their pick of the litter and I'm just curious how you fared with that... sounds like 2 out of 11 ain't bad, what is your basic criteria or disqualifiers?

Basically, anyone seen any claims denied where a sole member LLC and personal name are used interchangeably? 

This a really hard request for the best wholesalers, landlords, property managers etc. as it’s basically another job.
