GEt pre-approved with a lender.....buy a duplex/triplex or 4 plex....Put Section 8 tenants in your rental that YOU screen....That's what I did.....And I live for free.....in the San Francisco Bay Area.Then move out of the property......take the cash out from a refi...Repeat

Are you getting a signed contract for your deal/involving an attorney or just using some “legal-zoom” type resource to draft the terms?

If not than most states have on the State's State Department Website (or something similarly titled) a list of banking institutions who are legally registered as banks in the state you're in.

If approved by JP, constable will serve the Eviction Notice, and  if they still don't move out, JP will order a forcible eviction in which constable will show up at house, and "keep the peace" while you and your workers remove the people belongings to the curb.

I’m unsure if I will BRRR or flip Yet.Im pre approved to finance with a conventional loan, for investment property, paying 20% down.Would I get in any issue if I flip or refinance after 6 months because it is a conventional loan?

I ended up with one who asked for a copy of my pre approval letter or proof of any funds.

I feel that I keep on losing out on deals because I'm too paranoid of the legal side of starting an LLC or corporation with someone.

Is there a legal standard in this case for distribution of a late fee when the management agreement does not specify?
