I've tried filing complaints about them to the landlords, but they always remind me that I'm not the only one living here so I can't expect complete silence all the time.  

I have recently completed my first flip and in the process of closing on 20 Single family houses in Ohio for consistent cashflow which will fund me being a full time investor.

For example, I have a lender that requires less capital reserves on a completely renovated property than one you only put a few dollars into and it'll need some work soon.

I only charge a $20 application fee per person and you'd be amazed how many people tell me they don't have the money.My application fee covers a complete credit/criminal background check.

Also provide a great packet that includes the repairs that are needed as well as the comps that support the sale of the property to the investor, as well as comps that show what the ARV is once those repairs are completed. 

Number of flips completed and a track record definitely will help.

I am currently house hacking this by renting bed rooms but can rent it out completely to house hack. 

My main contractor doesn't have the resources to complete both projects at the same time.

Our Purchase price was $91500 and after rehab completion we now have it under contract for $180k.

I also want to get at least one rental property next year and complete a fix and flip.
