Frankly, I would be surprised if a real estate agency would want to hold rent properties in the same entity as their brokerage business.

Any 'investment' can act as a 'retirement'.Roth is great because it is tax freeI personally like real estate also becuase your cash flow is normally shielded by depreciation.I like real estate further because there is less complixities / restrictions when it comes to IRA such as the 5 year rule, year you have to take distributions, RMD, Unrelated Business Income Tax(UBIT).Your goal is to have the best return and the most money at the time of retirement, what is the best way to get there?

Are any of this companies allow you to quit claim title so that you can change to an LLc?

My staff knows that if an owner is calling that they need to do their best to answer that call.We do not allow the tenants to make repairs whatsoever.

I have my own business out here, but now looking into property investment.

They are actually the overload protection for the units but some AHJ'S  allow a circuit breaker to serve as the disconnect.

I am curious if other investors create a business plan or provide other documentation to loan officers?

So, I have no idea how much money I owe for 2023&2024, how much money is actually mine, how to take advantage of tax deductions/credits/RE professional Status/ renovation costs/perform a cost segregation, if I really need a wealth manager at this point and how to take out my retirement investment and move it to a mutual fund I run independently.My ultimate goal: create systems for my corps to run smoothly and optimize business-related expenses,  keep my books up-to-date for both corps so I know my input/output, pay quarterly taxes throughout the year, give myself a modest monthly income and  continue to preserve/build wealth and grow my RE PORTFOLIO!

And all the duplexes that would be big enough is way too expensive and wouldn't allow us to cash flow and still would cause us to not qualify for another loan. 

Las Vegas is another city that doesn't really allow STR anymore, so another city might be a best option.
