One way to  achieve this is to make certain your purchase is sufficiently below market (i.e. distressed property or situation) and you are able to force additional appreciation on your purchases allowing you to refinance at a valuation sufficiently higher than your purchase that you get pull all your initial capital back out.

Some additional info is the house is located less than a mile from a small university, less than 5 miles from a large tire factory and less than 5 miles from the gate to base so the location is optimal for any potential buyers.
