The area isn't one of those areas that people would want to vacation to and I personally am not able to handle something so management intensive. 

We also own 3 overnight vacation rental cabins in Gatlinburg of which 2 are free and clear.

If they are month to month the current owner could give them 60days notice to vacate, but their agent will probably discourage that.

I also take 3 week vacations and don't even tell my tenants because I get calls so rarely from them.In Milwaukee I have cash flow with little appreciation potential.  

@Mattaniah Yip wants one of the two tenants to vacate the premises so that she might move in herself if she buys the property.  

The date of repair was set around a time when it is convenient for the neighbor while she is on vacation.

Definitely looking to buy within 10 minutes from the beach so I could potentially use it as a vacation rental in the future. especially since Plymouth is only improving every year.Thanks for your input!

Vacation homes no one can possibly use?

The couple runs a very successful vacation rental with these cabins. 

When I asked him if he ever received a letter "we buy houses cash"... he said no.... he never did in many years.I was surprised and thought... maybe there are good opportunities.... vacation homes are typically the first ones someone wants to sell when is distressed and have lesser sentimental value for the owner and typically have some equity (as traditional financing asks for bigger down payments to get a mortgage for vacation homes then residence)Can you share your experience buying under priced houses on vacation places (beach or ski resorts)?
