But because we work at the very same product from a very different angle than what is traditional, and we have some dishonest practitioners in our midst we are all painted in that negative light.

Lot of real estate projects are being funded through (mostly chinese ) EB5 investors these days. 

I was wondering if I surveyed and divided it into say ten lots with common parking like a condominium, would I then be able to build 4unit apartment buildings per each smaller lot and finance each 4 unit apartment like a house with a traditional mortgage on each?

Their return will be a % of the profits, not a traditional loan.  

In a similar issue, they already closed one of my two accounts (one is for Roth 401k funds and one is traditional) because it was inactive for a few months and had a zero balance.  

Then you are left with an object that has less value then a traditional mobile home. 

Also, some of the more sophisticated flippers do SFR flips more as a BRRRR (rent out initially, then sell later) than a traditional flip.

Also I luckily found 80k of cash that I can use towards this investment so now instead of FHA I am trying to get a Traditional Investors Mortgage with 20% down (hopefully, read on.)

In fact, based on the fact you don't have traditional W2 income, I think you should be looking for a commercial loan (from a portfolio lender).
