Since it sounds like most of the debt on the properties are not even on-title (business lines of credit), you'll have access to the most funds as a lump-sum this way through one transaction as opposed to individually refinancing them. 

Anyone have recommendations on a good insurance company for seacoast NH investment properties?

It's come time for me to sort out my insurance and I thought I could set it up on monthly payments and this might be a good way to help me start building a credit rating, but it seems that in general, insurance companies won't report to credit agencies unless it's negative. 

I couldn't convince her that the contract required them to pay HO Insurance & RE Taxes, but since I felt they couldn't or wouldn't pay the Homeowner's Insurance or the Real Estate Taxes, I had paid them for all of this time.

Some of the issues we are running into that are either slowing the deal up or terminating the file completely. 1) Liens/judgements arising during the title search preventing the sale2) One off issues, such as shared driveway issues, shared parcel issues3) Death certificate ordering (slowing down process) 4) Abstract & Survey updating (taking about 3 weeks to complete in our area) 5) Attorney Communication (When our attorneys are not on one side of the deal) These are just some of the issues that we are seeing in our market.

I have purchased a Tax Cert in Alabama and have some questions on the insurance aspect.

The title company that did the settlement offered a "gift deed" as a method to transfer ownership of the property, from my wife and I to the LLC.

or will closing costs including transfer and title fees, etc eat up a lot of it?
