ThanksEDIT: I am just out side of Asheville in a smaller community. modular isn't the answer for development. value is lower, quality is lower, I'd recommend stick built always it's how 99% of homes are built or block. in North Carolina I'm sure it's stick built

I recommend shopping around a few investment focused lenders/brokers to compare rates and terms.

I'm not good at making all the little decisions about how/what, just want someone who can say, yeah need to replace/update this, and fix up that, etc. anyone have recommendations for a general contractor that can just run with the whole project? 

It sounds like you guys make a great income but I would never recommend buying a property you cannot afford. 

Are there any specific calculators or tools you recommend for analyzing the financial aspects of a seller financing deal?
