My second question— Is there anyone on here from the Fort Campbell area, and for those from other areas what are some ideas or strategies you’ve used to be successful in buying and renting property around bases?

Out of state or out of DC Metro area you will have better success with finding multi's. 

You can then work through the sale and, if you're successful, forgive the lien on what essentially becomes yourself.

I would have to agree with Tom, interviewing as many brokers as possible. they all promise the world to get you to sign, but the reality can be a huge difference. i started with a huge office of 230 agents. not many are willing to actually teach you a thing. find a team that is interested in your success. 

I was largely inspired in this venture by several co-workers, at least one of whom has been massively successful.
