I think transportation and jobs are the big drivers for rentals.Some features like land and above average square footage seem to do little to increase rental rates.

I can see a developer building a new homes with equal or greater square footage and charging less as prices move up.

Some will charge based on square footage, some based on the cost of construction, and some based on the number of hours it will take to complete the drawings.

In fact, it looks more like they have taken a small house and had its basement converted (so that its square footage isn't so small any more).

Absolutely, most of ours are adding square footage and bed/bath to unfinished or poorly finished basements.
