I'm currently considering whether to 1031 a couple of rental SFH's I have in the DFW area over to Vegas.Having lived in an owner-occupied house here for 3 years now and looking at my Clark County bill:- The assessed value is only 25% of the current "quick and dirty" market value (Redfin, Z)- There's a line item where property tax rate appears to be 3% of the assessed value- ... however, another line item subtracts a lot from this because of the lag from owner-occupied increase cap percentage of 3% annually (if I'm understanding correctlyAlso, despite changing hands 3 years ago, it's interesting that the assessed value didn't get re-assessed to the purchase price back then.

which is fine Iv done plenty of cash deals but always using my own money I haven’t ever borrowed someone’s money or had a hard money lender typically on deals that wore 100k-250k Iv also used conventional financing before for flips and so on But recently every house worth looking at in my area is around 400k-550k for a fixer upper.

new to this and just looking for some advice guess i really i don't no where to start so any advice is appreciated bought my first house in may and thing seem to be going well so far its more of a boarding house / house hacking roommate situation with people i know for the moment plan on doing some things to up the equity but am limited on funds i know the neighbors house just sold for a bit more then i paid for mine so that's a plus and mine is nicer and in better shape i have almost no debt for the most part except the current mortgage on said house don't make much from my day job less then 3k a month after taxes and have good credit. i guess i just really need to know where to start should i be starting a LLC or something similar?
