Section 8 pays "market rents" that are UP TO the amounts as posted on their sites as set for each county / zipcode by HUD.

You can use sites like Bankrate and NerdWallet to quickly compare banks and see who is offering the best return on your money. 

There was no hesitation on our part... we own 37 doors (bought between 2018-2021) and managing our real estate is our full time job; but I want to offer you a corollary as to your "why does everyone wait" question... which is to say, "Maybe SOMETIMES they should be waiting..."  

Our property management company did not accept TurboTenant applications because their screening process is not as thorough as we prefer.
