There are so many apartment complexes being built that makes the single family home an affordable alternative.

I realize that apart from browsing through these forums for answers, I should also build a virtual team of competent folks to get professional advice from - but because there seem to be a lot of categories of professional advice, I don't know the exact list of people I need to include in my team.

The first metric that I use when evaluating apartment units in my market is "price per unit,"  assuming normal sized units. 

Eviction notice (i.e. the 14-day notice) if rent is not received by pickup time on the first (and have it written into the contract that this is the standard procedure).I should say: I rent rooms with individual contracts to students in a shared house-- not apartments.

The property next door to mine is actually a part of a mutual easement.

Some information I've read implies that we would be considered a partnership, which may have drawbacks to one sole proprietor, and one of us more of a part time helper.

Looking for some cash flow rentals in Houston Texas, Cleveland Ohio, Cincinnati or Detroit.

I will initially be looking to purchase 2-4 door multi family property, however my goal is to eventually move into the 10-50 door apartment complex space. 

It falls apart from a return perspective over 3 to 5 years (and then on...) due to costs of turnover/make ready.

There were several instances when I literally had to take apart an entire kitchen and redo everything.
