However, lower priced properties are on and off the market almost immediately, because college students don't have bottomless pockets.In short - you should analyze the situation a bit more deeply.

I am thinking about investing on student rental house,  it seems like better return on investment  but also heard it hard to manage .

When I was out on the island 5 years ago I had too much student debt to get into the oahu market. 

There are also several resident courses that require students to get housing for 8months to a year.

Family is the easy answer.. and I guess in my child rearing years I wanted enough to support them well and put both my kids through collage on my dime.. so they were not saddled with student loans..

I am interested in renting individual rooms to college students.

I manage a lot of student rentals so I have a different audience.
