They’re on the opposite end of the state presumably handling the transaction for the lender in some fashion. 

My team has been raising for a syndication in the FL panhandle and the raise has gone a little slower than we liked because we 1) underwrote it very conservatively so it doesn't mislead people, 2) We do not hype the deal when speaking with potential LPs - It is simply an investment our GP team is making with millions of our own capital and we are inviting people to join us on the journey, and 3) We are not dropping massive amounts of money on a marketing machine and doing word of mouth and old fashioned networking to get the word out.  

Sometimes, no matter what you say, people will still do whatever they want to do...and sometimes people actually do execute in a good fashion.  

I can only get this to post in a weird fashion but I should have also mentioned @JJ Gritts who runs a dealmakers group as well as an evening meet-up,  The evening group is coming up on the 12th.  

This is already happening in Buckhead, Brookhaven, Dunwoody, etc. and those places didn't even emphasize community growth and planning in the same way modern, growth-oriented municipalities like Milton, Alpharetta, and Cumming/Forsyth County do now with town squares, walkability/connectivity, character areas, etc....The old way was just a lot of sprawl.
